In the state of Texas when you sit down to have your first substantial conversation with a real estate agent they should be providing you with the information about brokerage services. There are 4 different types of representation a real estate agent can provide.
1. Representation of the seller / landlord
2. Representation of the buyer / tenant
3. Intermediary acting as the agent for both parties to the transaction
4. Subagent that doesn’t have an agreement to represent the buyer but assist buyer in the transaction
It is in everybody’s best interest for all agreements to be in writing and clearly express the expectations of the parties in the agreement.
